Gas Safety Certificates Edinburgh — CP12 for Landlords
If you're a landlord with gas appliances in your rental property, a Gas Safety Certificate (officially a CP12 Gas Safety Record) is a legal requirement — not optional. It must be renewed every 12 months.
The Gas Safety (Installation and Use) Regulations 1998 require all landlords to have gas appliances checked and a certificate issued annually by a Gas Safe registered engineer. Failure to comply can result in prosecution, fines, and invalidated insurance.
