Leith's rapid regeneration over the past decade has brought new residents into everything from converted industrial buildings and purpose-built waterfront flats to the traditional tenements of Leith Walk and Junction Street. The range of heating systems across the area is just as varied.

Morningside's Victorian villas and Edwardian terraces are among Edinburgh's most sought-after properties — and they come with the plumbing and heating systems to match their age. Many homes have been extensively renovated, but older pipework and original heating layouts are still common under the surface.

Stockbridge is one of Edinburgh's most popular residential neighbourhoods — a mix of elegant Georgian and Victorian flats, converted basement properties, and modern refurbishments along the Water of Leith. The variety of property types means a wide range of plumbing situations.

Newington's position between the University of Edinburgh and the Meadows makes it one of Edinburgh's highest-density rental areas. HMO properties and student lets are common alongside owner-occupied Victorian tenement flats.
